Retirement Income Planning for Those Moving to Florida

Relocating to Florida for retirement is a dream for millions of Americans. With no state income tax, a warm climate, and world-class communities like The Villages, it is easy to see why. But moving across state lines in retirement also comes with important financial considerations. Your retirement income plan may need to be updated — sometimes significantly — to reflect your new circumstances.

At West Financial Group, we work with many clients who are in the process of moving to the area or who have recently arrived. Here is what you need to know about retirement income planning as a Florida relocator.

Florida's Tax Advantages for Retirees

Florida is one of the most tax-friendly states in the country for retirees. Key advantages include:

• No state income tax — Social Security, pension income, IRA distributions, and investment gains are not taxed at the state level

• No estate or inheritance tax at the state level

• Homestead exemption — up to $50,000 off your assessed property value for your primary residence

• Additional exemptions for seniors over 65 who meet income thresholds

If you are moving from a high-tax state like New York, New Jersey, Illinois, or California, the tax savings can be substantial — sometimes tens of thousands of dollars per year. This is a powerful reason to revisit your retirement income strategy and potentially accelerate withdrawals or Roth conversions before you establish Florida residency.

Updating Your Retirement Income Plan After a Move

Review Your Income Sources

Create a complete inventory of your income sources: Social Security, pensions, rental income, IRA or 401(k) distributions, annuity payments, and any part-time income. Then compare your expected income against your projected monthly expenses in Florida, including housing, HOA fees, healthcare, transportation, and lifestyle costs.

Account for a New Cost of Living

While Florida has no income tax, property taxes, homeowners insurance, and flood insurance can be significant costs — especially in certain zip codes. The Villages area has relatively reasonable property taxes compared to coastal Florida, but it is worth running accurate numbers rather than assuming your expenses will stay the same after the move.

Establish Residency Correctly

To benefit from Florida's tax advantages, you must establish legal residency. This means spending more than 183 days per year in Florida, registering your vehicle in Florida, updating your voter registration and driver's license, and notifying your former state of the move. Failure to properly establish residency can result in your former state attempting to collect income taxes even after you have moved.

Coordinating a Home Sale With Your Income Plan

Many relocators sell a primary residence to fund their Florida home purchase or to add to their investment portfolio. If you have significant home equity, the sale may generate a large lump sum. Managing this windfall wisely is critical:

• The federal capital gains exclusion allows up to $250,000 per individual ($500,000 for couples) to be excluded from tax on a primary residence sale

• Gains above that threshold will be subject to federal capital gains tax

• A large lump sum from a home sale is an excellent opportunity to fund a deferred annuity, increase your Roth conversion, or build a diversified income stream

Healthcare Transition: What Changes When You Move

If you are on a Medicare Advantage plan, you will likely need to switch plans when you move to a new state, as most Advantage plans are network-specific. Original Medicare (Parts A and B) plus a Medigap supplement is portable across state lines and may be a better long-term option for mobile retirees. Review your Medicare coverage with a licensed professional before your move.
